MAA, an S&P 500 company, is a real estate investment trust (REIT) with a focus on delivering full-cycle and superior investment performance for shareholders. Originally founded in 1994 as part of the merger of Memphis-based Manor Care, Inc. and Mid-Atlantic Realty Trust, the company has since expanded its geographic footprint across 16 states and the District of Columbia from its original roots in the Southeast and Mid-Atlantic regions. MAA became a publicly-traded company in 1995, going on to list on the S&P 500 in 2003.

At the end of 2020, MAA had ownership interest in 102,772 apartment units, including communities currently in development. MAA’s core strategy has been to acquire and develop apartment communities in major metropolitan and suburban markets. Accordingly, approximately 90% of their apartment units are located within the top 50 U.S. markets, while 40% of the portfolio are located in five of the largest MSAs in the United States (Atlanta, Dallas, Houston, Orlando and Washington DC)

MAA’s portfolio of apartment units contains a variety of property types that are competitively positioned in relation to their local markets, from luxury and class-A apartments to older, value-add properties. The portfolio also includes townhomes and single-family homes, senior living communities, and student housing units. As of December 31, 2020, MAA’s portfolio was comprised of 97.3% traditional multifamily units, 1.7% senior living, and 1.0% student housing.

MAA is committed to providing superior performance to shareholders through the ownership, management, acquisition, development, and redevelopment of quality apartment communities. Through a combination of rigorous financial analysis, comprehensive due diligence, an experienced management team and innovative investment strategies, MAA has consistently outperformed other apartment REITs since its IPO. In 2020, the company reported $2.29 billion in revenue and funds from operations (FFO) of $1.44 billion. MAA has consistently paid out a dividend since 2005 and continues to reward shareholders with a current yield of 3.4%.
